People are setting up fake online accounts to create bookings. People who have been banned from Online Travel Sites are changing small details about their identity to bypass security measures. At Compass Vacation Rentals we verify that the information provided online matches the information from the person checking in. The ONLY way to do this is to have an in-person check-in process. Annual Gross Rental Income is estimated for your property based on comparison with like properties in the market area from searches of average nightly rental rates for online channels and from the Compass database of average nightly rental rates in season as well as average long-term rental rates for 6 to 8 month rentals.
Actual gross rental income for your property will vary based on the number of weeks the property is available for rental in season (January through April) and throughout the year, the current condition of your property (interior features, updated furnishings), the amenities of the condominium project (if applicable), the market area supply and demand for rentals, and the number of days of adverse weather (hurricanes) and its consequences (power loss) as well as other local conditions (red tide).
